You are lucky. I heard that if the amount was less then 100.000 Euros it was a problem. The issue is that there is a lot of paperwork to do for a Mortgage for foregners. If you are not Italian citizen ad resident and it is not worth it for small amounts. I will not be able to help -
And now a stupid question : if your real estate is worth it can't you borrow 50.000 Euros and use somehow the difference for restructuring etc ?0

1. Go to this website bank branch that is setup for giving foreigners Italian mortgages. https://www.romesavings.com/home/home

My personal suggestion is to setup a registered company in both your names ex: (Investment Company) apply for a credit line and put the home purchase into the business account. Pay the credit line down as you please, with a business credit line you can pay principal amounts or just the interest. Registered companies from your home country are allowed to purchase foreign properties and also borrow money.

Too bad the purchasing property is not Calabria, I could get you a mortgage easy.
