Ciao Tutti

Is living in Italy affordable

What are your annual costs to maintain an average size home in Italy?
Would you recommend retiring in Italy?

My clients received some emails from local Italians that were wining about the cost of living in Italy. My foreign clients who purchased property keep reminding me thru there emails how inexpensive it is to live here and especially the annual costs for maintaining there home. Is it because they purchased a property in Calabria?

Local Italians do they really know what it costs to live in England, US and Canada etc… I think instead of wining they should be drinking more of it and bless there lucky stars.

Who’s telling the truth the locals or the foreign buyers?

Salve

Well Frank. With the euro the way it is Living in Rome / Milan is very expensive but I agree with you that nothwithstanding the regions there are some regions where living is inexpensive after all. Abybody who looks at the cost of real estate in Calabria vs real Estate in Rome will see the dramatic difference( and that might reflect the cost of other items as well ).

I should really write an article on the cost of living in Italy since it is an hot subject.

Hi Frank - How I wish my in-laws lived in Calabria! Tuscany to me seems still overpriced, and people who are selling the "dream" properties are still asking top prices, though they seem to sit on the market for (literally) years unsold. If you move from the UK, the cost of the weekly shop is quite a bit lower, telephone and internet slightly cheaper, and the mains services similar.

It must also depend on pensions or earnings (if your clients have an income from abroad) Although the average wage in the UK is much higher than in Italy, it doesn't take too many City Brokers on £500,000 a year, plus bonuses running into the £millions, to make up for the very many people earning £20,000 or less.

For me, Italy is cheaper, and if I could sell my London house and move further south over here I would.

    Hi Mark

How are you? Yes, I totally understand the cost of living in north can have an immense strain on average income earners. It is for this reason, I keep promoting Calabria to all the new members of this forum and travelers who are courageous enough to one day want live in Italy. I can't stress the importance for people to get started in a region where they can comfortably make ends meet. It only cost 1200 euros a year to maintain an average size home in Calabria. Even if the local people in the south make less money they seem to be happy and content. Not to take anything away from the rest of these beautiful regions of Italy but wisely and at this time, Calabria economically offers affordability, lifestyle, weather and employment. Especially for English speaking Italians as the travel & tourism industry is on the rise in Calabria, the same as with the construction industry. There are many new Hotels and Resorts opening along the Lamezia Shore Line not to far from the Airport of Lamezia.
In the last 3 years, I have seen so many UK residents moving to Calabria. I love down here in Calabria. I cant wait to finish a few more building projects this summer, so I can eventually retire in Calabria Italy all year round.
Before I forget, go too my website www.italysouth.org and send an email or call my partner Chris in Manchester, England. Have a chat and give him your property info for sale that is located in the Uk, too see if he can sell it for you.

Hi Frank - I'm very well - perhaps I've been enjoying too much Chianti, but are the villa prices on your site correct? 350,000 euros? The appartment, (very pleasant, but not like the villas advertised), we are in would sell for more than that here! And the weather is even better in Calabria. I guess I shouldn't be so surprised, as it's similar in the UK (only the north is cheaper, with worse weather than London). I was very impressed with the properties - now it's just a question of getting my sons to leave our home in London (no chance now they have the house to themselves!) and Mamma and my wife to leave their friends and social life here.........maybe I'll just come on my own!

    Hi Mark

Yes, there is a big difference in housing prices compared to some of the northern major cities of Italy such as Rome, Milan, Florence and Venice but we also have some ritzy sections of Cosenza and in our other major cities in Calabria where the prices sky rocket like anywhere else in Italy. I build affordable villas for foreigners which are much more energy cost efficient and comfortable in comparison with the villas that the local Italian builders offer as they still continue to use old traditional and unpractical construction methods. Our villas start from 200,000 euros and up and come with beautiful large land plots (1 acre) overlooking the sea. That’s very reasonable! as you said there are apartments the size of sardine boxes in Italy selling at that price.
Do you like the two new villas models (Villa Romano) I am building on our land site in Longobardi ? The photos are on my website www.italysouth.org they were purchased by two lovely UK couples from London who decided to move too Calabria. We will be starting their construction projects in June. I will be there in June and so don’t worry about bring the wine. I have one of the largest wine producers in Calabria “Savuto wines” located on the other side of my land property in Grimaldi, so there is plenty of it to go around.

    Cheers
    Frank
