I received an offer from a prospective tenant to pay an entire year's lease up front. This seemed like a good offer to me, so I had basically decided I would rent to this tenant (before I had checked her background). I was, however, uncomfortable with the fact that she was unable to provide proof of income/employment, but dismissed this as she "claimed" to be a self-employed model.

As I started checking into her background, however, it seems that she falsely represented her occupation on the application. On her application, she stated she is a model...however after digging deeper, I discovered that she is actually an exotic dancer.

I don't feel entirely comfortable renting to her based on this new information. Not only did she fail to disclose her true occupation, but I'm concerned about the type of personal lifestyle she might lead and what might occur in the confines my property.

Based on the above, what would you advise? Should the fact that she wants to pay the whole year in advance be enough to counter my concerns that she lied about her occupation? Assuming her credit report is okay, is my discomfort with the entire situation grounds to deny her application? ...Or am I being discriminatory?

This is ABSOLUTELY discrimination! You're discriminating based on employment and that is TOTALLY ILLEGAL!

What if she was a sewer worker? Would you say no because you'd worry that your house would get too smelly? For such people you could have got a legal Residential Lease Agreement form filled. I’ve got my form for my tenants from ezlandlordforms.com. You can also download the forms.

And-as for her not being honest-most exotic dancers are also models-so she's really not telling a lie.

Always, always spend the $50 to do a credit check and background check on a prospective tenant. There are services that will get you that report in 24 hours. I believe that you will need her Social Security Number, and her authorization to do a background check. If a tenant won't allow a background check, that's a big red flag. Also, by paying one year's rent in advance, the tenant knows he/she is eliminating the eviction for non-payment of rent. (Find another tenant, unless you're willing to take a huge chance, and be sure to get the full security deposit and whatever else you're entitled to by law.)

Hector, I am completely stunned by your statement maybe she lied because she is sick of being judged by people like you!

You state she is an exotic dancer, in your eyes you see her as a bad person, WHY?

Who are you to be judge and jury in what people decide to do for a living? As far as I am concerned the woman is doing damn well, and earns a lot of money to pay your rent which is all you should be interested in.

If an Accountant or Lawyer paid up front for 12 months would you "dig deeper" into their background? I very much doubt it as in your rose tinted world it would all be good because in your tiny world all Accountants and Lawyers are good people!

I think it is rather funny, that basically you were quite happy to take all the money off the woman in the first instance, greed perhaps and now you question the woman not yourself.

I noticed that this guy never did respond. He did a Post and Run. I noticed that a lot in this forum. People join just to make one post and then never follow up. Why?
I can't tell where this guy even lives, Europe, U.S, Asia? I think he was rather quick to judge myself.

I too have noticed those one-time posts. Strange! Also sad, because some of these people seem like they would be interesting to have as fellow-members. Ah well! Maybe they didn't like us.
