View Full Version : cost for changing a C2 to a A 3 house listing..

hi guys,
we just been through a very drawn out process applying for an italian mortgage with GE bank in italy,only to be told that our house is listed as a (C2-warehouse/depo) on the registry papers,and was rejected.
does anyone have any ideas if we can,and how much we can get it changed to an A3-(habital) listing.
any ideas much appreciated,even mortgage ideas for a property valued at 37.500 euros would be appreciated.
our estate agent is saying its no problem and can be changed once we have bought,but of course we want to make sure of this BEFORE we commit.

For legal issues regarding the property talk to CJ as far as the estate agent mentioned dont buy it until you have confirmed with your local comune technical office that a zoning change can be made on the property. Bring your Architect to the office with you, get something in writing, make the offer to purchase on the Compromesso conditional upon a zoning change. The comune's technical officer will inform you with a possible next hearing date for zoning changes in your area. Yes, its true people purchase first and then apply for a change. But dont go that route until you have spoken with the Architect and the comune. I dont know your location but check to see if on your registar deed under the title "indice" destinazione edilizia if you see the word "abitazioni" anywhere on the papers.

My land properties in Calabria are Zona Tipo C1 and a few tipo E but yes zoning changes can be made in Calabria.

Mortgage issue rejected because of the "tipo" I will have to get back to you on that one but you can ask CJ.

Banks in Italy like others banks back in North America can refuse to give you a mortgage because the zoning on the property is not residential. My understanding of your zoning tipo is currently C2 which is a commercial rating. You have been refused a residential mortgage. Please try the bank website https://www.romesavings.com/home/home
and ask for a commercial mortgage on the property. This will resolve your mortgage problem. If not I can suggest another alternative but most important is issue first is
Zoning Change: Again first go to your local comune technical office with your Architect and request the information regarding a zoning change to A3 or residential zoning, plus request for an application and procedures costs for a “permesso di abitazioni” there is a possibility that you can also request another type of use such as “pensoni-studi” that will allow you to live in it. This will all depend on the feedback from your Architect and Technical office so you can purchase the property while waiting for your “permesso di abitazioni” because I am sure new drawings and a building permit will be required by your Architect to conform the building to legal use.
Architectural Costs for standard home projects range between 4000to 8000 Euros but not engraved in stone, you must negotiate.

Contact CJ on the forum regarding the legal issues on this matter and your conditional offer on the Compromesso so it can be drawn up in order to protect your favorable interests. You maybe able to get the property owner to pay for the zoning change also by prolonging the closing date on the sale depending on how horny they are too sell this property.
